Project Overview

The 1147 St. Anne’s Road project is a four-storey multi-family apartment building located in Winnipeg, Manitoba, completed in summer 2025. Black Sparrow Construction Ltd. was contracted to deliver full structural framing for a wood-framed building constructed over concrete underground parking.

This project required precise execution to integrate engineered framing systems while maintaining strict timelines and quality standards.

Scope of Work

• Complete stick framing for a four-storey multi-family apartment

• Structural framing over concrete underground parking

• Installation of engineered load paths, hold-downs, and tie-down systems

• Construction of shear walls per engineered drawings

• Full coordination with inspections and roofing

Key Challenges

Framing over an underground concrete structure required accurate layout and strict adherence to engineered plans. Coordinating inspections, structural requirements, and roofing within a compressed schedule demanded efficiency and experienced on-site management.
